Weakening foundations: Unveiling the hidden structural damages beneath the surface.

1/5/2024 (Permalink)

SERVPRO Leaks lead to mold roof SERVPRO ad showing how damaged shingles can cause leaks and lead to future mold damage.

While storms bring immediate visible damage to Austin area homes, one of the most concerning aspects is the hidden structural damage that can occur beneath the surface. Stormwater infiltration can weaken the foundation upon which your home stands, posing a significant risk to its stability and long-term integrity.

When excess water saturates the ground surrounding your home, it can seep into the foundation, causing soil erosion and compromising its structural support. Over time, this can lead to foundation settling, shifting, or even cracking, endangering the overall stability of the entire structure.

Furthermore, water-damaged foundations create an environment ripe for further deterioration. Moisture trapped within the foundation can contribute to the growth of mold and rot, further compromising its strength. The weakened foundation can affect the alignment of walls, floors, and even the roof, leading to a range of structural issues that require immediate attention.

At SERVPRO of Northwest Austin and North Bee Cave, we recognize the gravity of weakening foundations caused by water damage. Our skilled team conducts thorough inspections to assess the structural integrity of your home. We employ proven techniques to address foundation issues, such as drainage solutions, waterproofing strategies, and reinforcement methods. By addressing the hidden damage beneath the surface, we ensure that your home stands on a solid foundation, ready to weather future storms with resilience.

What's Going On When the Toilet Leaks When Flushed?

11/14/2022 (Permalink)

If you have a leaking toilet, it is important to fix it as soon as possible.

What Causes Leaking Toilets and How To Fix Them

If the toilet is the centerpiece of your bathroom and you've lived in it for a while, you know that everything else works around it. That's why when your toilet leaks when flushed, it's time to start asking questions. The good news is that there's no need to panic, most of these issues can be fixed with a little DIY know-how. Read on for answers to common questions about leaking toilets, including what causes them and how to fix them!

Tank flange issues

There are a few things to check when dealing with a leaking toilet, but it's important to first understand what causes this problem. The tank flange is the part that connects your toilet tank to the floor and secures it in place. If this connection fails, water can leak from inside of your toilet onto the floor below—and trust us, no one wants that! It may be time for a new flange if any portion of it appears broken or cracked. It's also possible that something as simple as over-tightening has caused damage; if this is true for you then all you must do is loosen those screws again and go back to normal operation before things get messy!

As always when talking about home repair issues like this one: don't forget safety precautions like turning off power sources before working on plumbing systems so that nothing gets shocked accidentally during installation or repair attempts!

Dry wax ring or improper installation

If you have a wax ring, it may be cracked or too dry. This can cause the toilet to leak when flushed.

To replace the wax ring, you'll need to remove the seat/lid/tank by lifting it up and pulling outwards on both sides. Then you'll need to unscrew the bolts holding down your old wax ring with a crescent wrench or pliers. If you don't have one of these tools handy, ask someone who does! Once removed, take apart your new wax ring kit (it will come in two pieces) and insert this into your toilet bowl.

How often should you replace your toilet and its parts?

When it comes to replacing your toilet and its parts, there are a few things you can do to make sure that you get the most out of them.

Toilets should be replaced every 10-15 years, but if you keep your tank clean and free of hair and other debris (like bathroom cleaning products), you may be able to squeeze another year or two out of yours. Use vinegar or baking soda instead of a harsh chemical cleaner when scrubbing down your tank, as these won't damage it like bleach might. And remember to keep an eye on the bolts holding your toilet together; if they're rusted or have loosened over time, replace them before disaster strikes!

Don't ignore a leaking toilet!

Leaking toilets can waste a ton water, which costs money. You’ll be paying for wasted water in your monthly utility bills, as well as on the cost of repairing or replacing parts of your home damaged by water damage from a leaky toilet.

Leaky toilets can also cause problems with septic systems and sewer lines. Sewer lines need regular maintenance and cleaning, but if the line becomes clogged because there's too much traffic through it (i.e., because of too many people flushing their toilets at once), this can lead to backups or even sewage leaks into basements and crawl spaces below houses where they might not necessarily be noticed right away.

If you have a leaking toilet, it is important to fix it as soon as possible. The longer you wait, the more damage will occur and the more expensive it will be. Even if you can't fix the problem yourself, a licensed plumber should be able to help.

Does Your Toilet Overflow When You Shower?

9/26/2022 (Permalink)

Does your toilet overflow when you shower?

The worst type of surprise occurs when you step out of a shower and place your newly cleaned foot into a pool of water from a toilet that overflowed. How could that happen? Not only must the water be cleaned from the floor, but you probably want to dry off and get dressed before dealing with the overflowing liquid or the professional service you may want to call for help dealing with the sewage cleaning problem.

Why Did the Toilet Overflow?

The sewage system that links your home to the Rob Roy, TX, main removal lines runs underground for many feet, and all your home’s plumbing pipes converge into a central location to flow into that main pipe and out to the street. So why would your shower water back up into the toilet? Here are a few of the many reasons a toilet overflow may occur.

  • Household obstruction between the street and the main house sewer line
  • Broken sewage line between the house and street
  • Tree roots or debris in the main house line

Any of these problems can cause the water to flow out the toilet instead of out to the city’s main sewage lines. Additionally, each probably requires a professional sewage cleaning solution.

How Can a Professional Help?

Your service professional will likely deal with the standing water first because the longer the liquid sits on the floor, the more damage it can do. Once the water is gone, he or she can figure out where the blockage is and begin to remove the obstruction in the clogged pipe. Water remediation specialists can then sanitize the area and check for any extensive water damage in your home.

When dealing with a serious sewer pipe clog between the house and main line, care should be taken. Calling in a service professional is always a good idea rather than attempting sewage cleaning on your own. Removing the clog in the line may be a quick fix, and the professional can save you time and money.

How To Prepare a Commercial Building for the Spring Thaw

7/30/2022 (Permalink)

The spring thaw doesn’t have to bring flooding to your commercial building.

How to Get Ready for the Spring Thaw in a Commercial Building

As spring comes to Zilker, TX, it’s not unusual to experience flooding from the storms that sweep through the area. Snow and frozen ground can exacerbate the problem too, especially for commercial buildings built before recent flood zone elevation requirements. Fortunately, you can take a few steps to reduce the threat to both the building and your commercial operations.

Be Proactive Against Flooding
Most businesses discover there’s a problem with the drainage just before their call to the insurance company for a claim — where many discover they aren’t covered anyway. The time to think about drainage is now. If you own the building, it’s essential to protect your investment. If you’re renting, you should at least consider the impact on your inventory and operations.
There are four essential methods to protect a building from flood damage:

  • Landscape often
  • Install and maintain your gutters
  • Clear the drains
  • Have regular roof inspections

If you have a basement, you may also need a sump pump. Plus, after a snowstorm, you should clear enough snow to ensure the meltwater runs away from the building. Snow during a cold snap followed by heavy rain has caused more than one spring flood locally.

Don’t Ignore Late Freezes
As the spring weather gets nice in Zilker, TX, it’s easy to forget how quickly it can turn cold. If you’re not prepared, you might have a frozen pipe, which can cause tremendous damage before you discover it. Always check the condition of your plumbing after a heavy cold snap.

Address Water Damage Immediately
Many construction materials are highly effective sponges, so once a flood happens, you need to get excess water out immediately. A commercial building usually requires professional water damage mitigation experts who can bring in specialized equipment to remove standing water quickly, suck moisture out from behind walls and identify any hidden problem areas.
The spring thaw doesn’t have to bring flooding to your commercial building. A little advance work and a quick inspection after a late freeze can save you a fortune in repairs later.

3 Steps for Reducing a Business Interruption Claim

6/27/2022 (Permalink)

Business interruption insurance may assist you with covering certain costs.

Three Steps to Lowering the Cost of a Business Interruption Claim

When your Lakeway, TX, business is affected by flooding, the time it takes to handle the cleanup and make repairs can have a serious impact on your employees and the company's profits. While business interruption insurance may assist you with covering certain costs, such as building rental fees and employee payroll, there are a few steps you can take to lower the total cost of the claim.

1. Report the Large Water Damage Right Away
When a broken pipe or other plumbing failure causes a major flood, reporting the issue to your insurance company as soon as possible can help keep costs low. The sooner you report the flooding, the lesser the wait time you may experience so you keep secondary damage, such as mold growth, to a minimum.

2. Act Quickly To Reduce Claim Costs
While most water damage issues must be handled by a professional restoration service, there are a few actions you can take to reduce damage costs and only after the building is deemed safe. One way to lower the cost of a claim is to reduce humidity in your building caused by standing water. Open windows and use fans to ensure air circulates as much as possible, which can reduce wood warping, rot and mold growth on most surfaces.

3. Contact a Qualified Cleanup Service
Maintaining a business connection with a qualified flood cleanup and restoration company can help you keep the cost of an interruption claim low. Experienced flooding technicians can remove harmful standing water and perform building material tear-outs that could cause future problems for interior wiring and other important systems.
Your Lakeway, TX, commercial enterprise can suffer from flood damage that may require you to file a business interruption insurance claim. While this can be stressful, knowing how to lower the overall cost of a claim can provide you with peace of mind as you move forward with building repairs.

Top 4 Common Water Damage Restoration Mistakes You Should Know

12/6/2021 (Permalink)

Blog Summary: SERVPRO of Lakeway/Westlake alerts customers in central Texas to four of the most common mistakes made when restoring homes after water damage and showcases the benefits of quick and expert service from trained professionals to restore homes correctly and safely.

SERVPRO provides fast, professional service to those whose homes have been damaged by fire or water. Water damage restoration may seem like a difficult task, especially in the immediate aftermath as you sort through your sodden belongings, but restoration companies like SERVPRO are experts in getting a home back in top shape after an unfortunate water or fire incident. Though it can be tempting to try to fix what’s damaged on one’s own, it’s always best to call in those with years of experience to handle every aspect of the process with the care and attention to detail it deserves.

4 Common Water Damage Restoration Mistakes to Avoid by Relying on SERVPRO

  1. Waiting Too Long to Act

It can be hard to act immediately after water damage. There are many different steps to the process of water cleanup and damage repair, and it can be overwhelming. That said, the quicker the work gets done, the better. Left unchecked, even for a short time, water can cause additional problems, leading to even more necessary work like mold removal. A home that’s been damaged by water should be tended to by professionals like SERVPRO as soon as possible.

  1. Failing to See or Recognize Hidden Dangers

Not all water damage is obvious to the naked eye: what can be seen is not always the full extent of the damage. Pipes can be broken, devices can electrify the water, and other hidden dangers may be lurking underneath what is obvious on the surface. That’s why it’s so important to rely on water restoration and mold remediation companies to handle the repairs. Only trained professionals know to look for all of the extra hazards that come with water damage; they’ll make sure everything is done safely and with the proper equipment.

  1. Improperly Handling Damaged Belongings

When water damage occurs and emergency water restoration is needed, many focus first on reclaiming their belongings. However, leaking water, especially water that has been left standing, can be full of bacteria, so those who handle possessions that were in that water are at risk of getting sick. This is precisely why many companies like SERVPRO of Lakeway/Westlake are trained to handle mold removal. These companies have the right safety equipment to clean and disinfect damaged belongings so they’re safe to handle. It’s important to take the right precautions when dealing with water damage, and that means calling in the right people.

  1. Documenting Only Some of the Damage

Remember that with hidden dangers, only what’s seen is reported. Insurance companies will only cover reported damage, so anything that goes unreported will likely be an out-of-pocket expense. This is where hiring a restoration company is crucial. SERVPRO technicians will provide a complete list of all damage, thus helping ensure that insurance covers as much as it is able.

SERVPRO of Lakeway/Westlake provides top-notch restoration services to Austin, TX, and the surrounding areas and cities. Well-trained, knowledgeable technicians know the ins and out of water damage and know best how to identify and repair that damage safely. Three Things To Do Before The Professional Water Damage Restoration Specialists Arrive on the Scene

9/22/2021 (Permalink)

Blog Summary: The professional team from SERVPRO discusses three important tasks to help home and business owners prepare for the water damage restoration process.

SERVPRO is a nationwide fire and water damage restoration company with plenty to offer residential and commercial property owners in the wake of a disaster. The trusted company provides unmatched damage restoration services and water cleanup for the health and safety of the local community. SERVPRO is also certified with the IICRC and fully trained in mold removal and remediation.

Three Things To Do Before SERVPRO’s Water Damage Restoration Team Arrives

A flood or severe storm wreaks untold damage on a home or business, and both residential and commercial water damage can be severe. Emergency water restoration companies like SERVPRO handle these catastrophes daily, helping victims win back their living and working spaces and clean up the mess. The team works quickly and efficiently, especially with water damage restoration efforts.

Homeowners and businesses can relax when SERVPRO’s water damage restoration team is on the way, but there are three essential tasks to do first:

#1 Turn Off the Water

Even if the water damage starts with a flood or storm, it is still a good idea to turn off the water source to the property at the main switch. There might be unseen damage or strain on the system, so rather be cautious and give the pipes and outlets time to settle down. If the water originates from a burst pipe, sump pump, well, or another leak, turning off the inlet to the property will also prevent further issues.

If the flooding does not originate from within the home, turning off the water at the main water valve can still prevent further water damage in the ensuing cleanup operation.

#2 Remove Any Important Belongings

Before attempting to rescue possessions, all homeowners and businesses should carefully evaluate the water level within the building. Has it risen above any electrical outlets? If so, it is not safe for anyone to enter the water or even step into wet areas without professional training and equipment; no object is more important than a life.

If the building has a safe, dry area and safe access is still possible, move any important or valuable belongings away from the flooded area. It gives the SERVPRO water damage restoration experts more room to work and increases the chances that we can save the item from further damage and mold growth. Fabrics, furniture, and other drenched possessions typically sustain severe damage, but fast removal is sometimes enough to mitigate the deterioration.

#3 Ventilate the Area

One of the most dangerous aftereffects of a flood is unseen mold growth. Even fire restoration companies have to deal with the threat of mold after a fire, and it is imperative that this destructive element does not find the right conditions to thrive. An adequate flow of fresh air is the enemy of mold growth, which likes dark, damp spaces.

Homeowners and businesses can decrease the likelihood of unwanted organic growth by ventilating the area well and keeping windows and doors open. Avoiding the need for mold remediation companies later also means exposing any hidden pockets of moisture in porous or fibrous materials. After flooding, it is better to proactively remove any “soggy” belongings or furnishings when it is safe to do so.

A standard commercial cleaning service cannot match SERVPRO’s fast, efficient results. When homes and businesses in Austin, TX work with us, it is “Like it never even happened.” Contact the Lakeway / Westlake SERVPRO water damage restoration team today at (512) 261-4790 for water damage restoration and other emergency cleanup services.

SERVPRO of Westlake/Lakeway suggests several steps to maintain HVAC systems to prevent any water damage

7/19/2021 (Permalink)

Blog summary: SERVPRO recommends several maintenance tips for HVAC systems that can help prevent any water damage.

Ways to prevent HVAC Water Damage

The Heating, Ventilation, and Air Conditioning (HVAC) system that is not maintained has the potential to cause extensive water damage to homes and businesses. The usual suspects are clogged drains, frozen evaporator coils, and pipes that are not connected correctly. SERVPRO recommends various ways to maintain HVAC systems and prolong their lifespan, and avoid any possible water damage:

  • Change the filter regularly
  • What is the job of a filter? It filters dust, pollen, pet dander, and other small particles out of the air so that the inhabitants can breathe. These particles are trapped in the filter, preventing them from recirculating throughout the property.
  • Type of filter: Check the instructions manual and understand what type of filter is needed.
  • Prevent overwork: A new filter prevents the unit from overworking, which can cause freezing and then defrosting on the evaporator coils.
  • HEPA filters: Changing the high-efficiency particulate air (HEPA) filters once a month is ideal. The frequency of changing the filters depends on the type of filter and the frequency of use.
  • Professional help: If the filters are inside a furnace or air handler, it is a wise idea to hire a contractor to change the filters.
  • Clean the condenser
  • What is a condenser? The condenser is the exterior portion of the air conditioner or heat pump that functions efficiently in the presence of proper airflow.
  • Clean it: Remove any dirt or other debris accumulating on the condenser once a year.
  • Maintain distance: Keep a distance of at least two feet between the unit and plants in the yard.
  • Inspect the condensation drain line
  • What’s a condensate line? Its job is to keep moisture from building up inside the home and, specifically, inside the HVAC unit.
  • Check the flow: While the AC runs, ensure that the water is flowing to the drain from the condensation line opening.
  • Clean the drainage holes: Use a paper clip or wire to clear the drainage hole on the base of the cabinet (beneath the evaporator fins). The condensation line needs to be cleaned every three to six months.
  • Flush the line: Once or twice a year, use an algaecide, a commercial solution, or regular bleach to prevent the formation of mold or algae.
  • Pipe orientation: Check that the pipe is oriented correctly, especially after a rocky weather incident.
  • Shut-off valve: Instal an overflow shut-off device on the drain line to automatically turn off the A/C unit in case the drain line backs up.
  • Install a condensation pump
  • What’s a condensation pump? A condensation pump is a specific type of pump used to pump the condensate (water) produced in an HVAC (heating or cooling), refrigeration, condensing boiler furnace, or steam system.
  • Dispose of excess water: This pump helps excess water flow into the proper disposal drain.
  • Safety float switch: Instal a safety float switch to automatically shut down the power to the AC unit when condensation builds up. This prevents the risk of water overflow.
  • Check the overflow drain pan
  • What is a drain pan? It collects any water that has overflowed due to a clogged drain line. Over time, the metal or plastic in these pans may get damaged, resulting in leaks and water damage.
  • Check for leaks: Patch up small holes or cracks using epoxy glue or replacing the pan entirely.
  • Regularly clean: Rinse the pan with a bleach-water mixture to get rid of any dirt or mold growth.

Most of these tasks are DIY, but there may be instances when professional help is needed to prevent damage. Other HVAC components such as ductwork, furnace flames, grills and registers, AC compressors, and the thermostat are not meant to be handled by amateurs. To prevent any water and mold damage, and prolong the life of the HVAC unit, owners must hire a professional restoration and cleaning company such as SERVPRO.

SERVPRO Busts the Myths Surrounding Water Damage Restoration

6/23/2021 (Permalink)

Blog summary: The SERVPRO article busts the myths that exist about water damage restoration and discusses the facts that property owners should be aware of.

Busting the myths around water damage restoration

There are several myths that people believe about water damage restoration that must be debunked. In this blog post, SERVPRO discusses the most common myths and facts about water damage restoration.

Myth #1: Call the insurance company immediately

Fact: Contacting the insurance company first can cause major delays in the cleanup and repair process, and even lead to loss of certain insurance claims. In case of water damage, these are the steps to follow:

  1. The priority is the safety of all occupants.
  2. The second step is contacting a local water damage restoration company like SERVPRO for the immediate removal of water. Standing water can worsen the damage and lead to secondary damage such as mold growth.
  3. A restoration company can help assess the damage and work with the insurance company and help with the insurance claim.
  4. Call the insurance company.

Myth #2: DIY water damage restoration is enough

Fact: Water removal is a crucial but only a small step in the complete water damage restoration process. A DIY approach or renting equipment to cleanup may not prove to be fruitful in the long run. Why?

  1. Amateur cleanup by property owners cannot address the water that seeps into the minute cracks and crevices. These obscure water particles quietly damage the property and show up much later as chipped paint, discoloration, sagging ceilings, or warped floors.
  2. Property owners do not have the expertise to operate the equipment.
  3. It takes property owners much longer to clean up compared to the time professionals would take.
  4. The delay in the removal of water can lead to mold growth - secondary damage - which means more expense and loss.

A professional water damage restoration team undergoes extensive training programs and certifications to become the subject experts. Moreover, professional help is useful when it comes to damage assessment and insurance claims.

Myth #3: Insurance covers everything

Fact: Most insurance companies do not cover flood damage or secondary damage such as mold or mildew. Therefore, it is advisable to review one’s insurance coverage to understand what the insurance policy covers. In case there seems to be a requirement for more coverage, property owners can upgrade the policy, especially if they live near flood-prone areas. It is unwise to wait for a disaster to strike before reviewing the coverage.

Investing in flood insurance is a good investment.

Myth #4: The water will dry by itself

Fact: Water damage restoration is not just about removing water from the premises. It entails a long procedure that includes damage assessment, water extraction/removal, drying and dehumidification, cleaning and sanitizing, and restoration of contents and structure. The process ensures that there are no remnants left of the damage that can cause mold growth or structural damage to the property in the future.

A professional water damage restoration service like SERVPRO will utilize a scientific approach to the water cleanup that will constantly monitor and document the entire drying process from beginning to end.

Myth #5: Water damage doesn’t stink

Fact: Water will seep into the floors and walls if the restoration process has not been carried out professionally. Over some time, mold spores will grow and a nasty smell will persist. This mold does not only smell bad but also may cause certain health effects on the occupants of the premises.

Additionally, mold removal can prove to be quite an expensive and tedious process.

Myth #6: If it’s not visible it isn’t there

Fact: Invisible water damage can be caused by burst pipes and leaks inside walls and floors that are not noticeable. A leak in the sewage can be especially harmful to health if it is undetected and left unaddressed. A professional water damage restoration team can investigate and give the right assessment.

Myth #7: Wood structures and carpets cannot be saved post water damage

A timely and professional water cleanup ensures that there is no mold growth. Professional restoration companies have the expertise to assess if certain structures and contents can be saved. They also have the technology and equipment to restore wood floors and structures such as stairs as well as carpets and upholstery. The factors that decide the fate of these elements are the swiftness with which restoration is done and the quality of the wood and carpets.

Avoid Winter Water Damage at Home in Texas with These Useful Water Damage Restoration Tips

4/22/2021 (Permalink)

Blog Summary: Texas residents don’t need to spend thousands of dollars on winter water damage restoration services and continuous cleanup operations. Follow these essential four water damage prevention tips from the professional team at SERVPRO to safely get Bee Cave and the surrounding communities through the cold season.

Reuters reports that deteriorating climate conditions mean that US residents can expect a 61% increase in flood damage costs over the next three decades. Texas is particularly vulnerable to severe storms during the winter. The water cleanup experts at SERVPRO expect continuous flood cleanup and commercial water damage restoration in the cold seasons to come.

Four Easy Ways to Avoid Winter Water Damage

SERVPRO is one of the top water restoration companies in Bee Cave, Texas. They have helped countless local households and businesses deal with water damage and mold removal related to flooding and other emergencies. While Bee Cave residents can’t do much against massive storms, SERVPRO provides four methods to soften the impact and prevent water damage this winter.

#1 Insulate Pipes Carefully

Frozen pipes commonly lead to extensive water damage and mold growth and much trouble for the homeowner. These pipes typically remain hidden for most of the winter, expanding as they freeze. The extra pressure on the pipes then results in small cracks and ever-increasing pressure, eventually leading to a burst.

While Bee Cave, Texas, doesn’t have to endure many freezing nights, those temperatures are even more dangerous when they do appear. Residents don’t expect to experience frozen pipes in the usually warm climate, and many people fail to take precautions.

Avoiding a water removal service or commercial cleaning service is only possible if homeowners work closely with a water damage restoration company like SERVPRO in the warm season. Some recommended precautions by the SERVPRO technicians include:

  • Insulating pipes that are regularly exposed to cold air. The entire pipe needs insulation, including corners and elbows.
  • Keeping faucets open during below-freezing weather. It helps to reduce the pressure in the pipe system and minimizes the chances of cracks or bursting.
  • Leaving the heating on during vacations. Vacations are long periods when homeowners aren’t able to monitor the weather or take precautions. If it’s a winter vacation, leave the heating on at home to prevent indoor pipes from freezing.
  • Check pipes regularly for leaks. Self-checks and regular maintenance are especially helpful after the first cold snap of the season.

#2 Clean Gutters Regularly

Gutters are an essential part of the roof structure, directing water away from the building. However, leaves, nests, and general dirt or debris can quickly block gutters from doing their job. The result is overflowing water straight down the walls and into cracks and crevices.

The solution is for homeowners to clean their gutters twice a year: once in spring and fall. The gutters will perform as expected and keep the building free of water damage and corrosive elements. If the task seems tedious, why not request the help of a water damage restoration service like SERVPRO?

#3 Maintain the Water Heater

A lifespan of eight to ten years makes water heaters easy to neglect for the mild winters in Bee Cave, TX. However, older water heaters tend to accumulate corrosive sediment, which quickly leads to leaks. These issues often remain undetected for long periods, resulting in intense flooding and water damage that requires a professional building restoration service.

Regularly servicing the water heater will cover this eventuality. Check for cracks and ensure proper repairs before the winter. In many cases, replacing an aging heater saves on maintenance and energy efficiency, so it is well worth considering as the heater nears the eight-year mark.

#4 Call a Water Damage Restoration Company like SERVPRO

Water damage isn’t something that homeowners can ignore easily. A small leak may lead to massive water damage restoration costs and many other problems. Mold growth may also cause health effects, requiring timely services from mold remediation companies, like the specialists at SERVPRO.

SERVPRO provides many effective services, including a reliable fire damage restoration service, flood cleanup, and air duct cleaning service. The Drying Process in Water Damage Restoration: Why It Matters and How It Works

2/23/2021 (Permalink)

Blog Summary: The professionals at SERVPRO of Lakeway / Westlake discuss the water damage restoration drying process, its purpose, and its benefits.

Whether a property has leaky plumbing, a flood, or high humidity levels, drying the interior is necessary to reduce the potential for water damage and mold growth. Ideally, water damage restoration should begin within 48 hours of water exposure, but flood cleanup and water removal alone aren’t enough. For the best results, the building needs to be entirely dry.

SERVPRO of Lakeway / Westlake is a leading water restoration company in Bee Cave, Texas. Their certified restoration specialists understand the importance of effective drying, which they discuss below in further detail.

Importance of Drying During Water Damage Restoration

Drying is an essential step in the water damage restoration process as it minimizes water damage. Excess moisture in a structure can lead to:

  • Mildew and unwanted odors
  • Damage to personal belongings, such as clothing, furniture, and other items
  • Wiring damage and metal surface corrosion, which may affect electronics and appliances

Damp, humid conditions can also encourage mold growth. It only takes about 24 to 48 hours for mold spores to multiply. Failure to adequately dry a property after water damage can result in further damage and the need for mold remediation services

The Drying Process in Four Steps

  1. Water Extraction: The drying process begins with water extraction. Water damage professionals use several tools to remove water from the premises, including vacuum squeegees, shop vacs, and light wands for corners.
  1. Increase Airflow: After removing standing water, the restoration team will use high-velocity air movers to increase airflow and speed up the drying process.
  1. Dehumidifying: Large dehumidifiers will also aid in the drying process by removing excess moisture from the air and preventing other objects and structures in the room from absorbing moisture. Desiccant dehumidifiers that eliminate moisture with silica gel are highly effective for this stage in the process.
  1. Temperature Control: Maintaining the right temperatures will continue to allow moisture in a damp room to evaporate.  Ideally, the temperature should be between 70 to 90 degrees F for the first 48 hours of the water restoration process. Temperatures lower than this will reduce evaporation, and hotter temperatures will decrease dehumidifier efficiency.

Benefits of Drying Before Water Damage Restoration

Perhaps the most significant benefit of taking the time to complete the drying stage properly is the decreased risk of mold growth.

High mold levels can cause health effects and considerable damage to porous materials like drywall, wood, and cloth. Since mold needs moisture to thrive, properly drying the premises will prevent future growth.

Proper drying also restores appropriate indoor humidity levels and allows the water damage restoration team to fully restore affected items like drapes, upholstery, and wood furniture.

Three Causes of a Flooded Basement

12/20/2020 (Permalink)

Flooding can affect your basement home for a wide range of reasons. Whether it's a busted pipe or an act of nature, hire a residential water cleanup professional to ensure the flood damage is properly taken care of. Basement flooding occurs for a multitude of reasons, but 3 common reasons are:

Heavy Rains

Rain normally flows into the ground leaving your home unaffected by a basement flood. However, heavy rain can saturate the ground, raising the level of the water table. A higher water table can leave the liquid with nowhere else to go besides into your home. A high water table is sometimes responsible for sewage backups in the home as well.

Frozen Pipes

Another culprit for a basement flood is plumbing. If not properly heated during the winter, the basement can be at higher risk for frozen pipes. When the interior temperature drops too low, liquid flowing through the pipes starts to freeze and expand. Expansion of the liquid in your pipes can cause cracks to form. When the ice thaws, turning into water, it may start to leak into your living space.

Leaking Pipes

Freezing weather isn’t the only reason pipes burst or start leaking. Even without freezing temperatures leaks and other breaks can still cause a deluge of water. If you ignore a small leak or pipe repair, you may have to deal with a flood in your basement. Water takes the path of least resistance. If there is a leak originating on the top floor of your house, the water can still travel through the walls and floors to find its way to the lowest point of your living space.

Understanding the reasons behind flooding makes it easier to create a water cleanup plan. It's important to remember your water problems could be caused by a unique situation.

If you have noticed water damage in your home call the professionals at SERVPRO of Lakeway / Westlake. They have the knowledge, training and tools to handle any size water damage incident quickly, saving you time and money. They will even help you with your insurance claim.

Everything You Should Know About Water Damage in High-Rises

12/15/2020 (Permalink)

Blog Summary: Most people understand that flooding, leaks, and other water damage are typical in single-family homes, but multi-dwelling high-rises are also prone to water damage. The team at SERVPRO of Lakeway/Westlake in Bee Caves, TX, explains why high-rises are susceptible to water damage, along with its causes and risk factors.

Everything You Should Know About Water Damage in High-Rises

When people think of water damage, they may think about a ground-level home or business. Unfortunately, high-rise commercial and residential buildings are also vulnerable to this problem. The ground floor is still susceptible to flooding from a natural disaster and heavy rainfall, but that doesn’t mean the top floor can’t also experience water damage.

Water restoration companies like SERVPRO of Lakeway/Westlake in Bee Caves, TX, understand the problems that high-rises have with water damage. They offer several services to mitigate the issue. To learn more about water damage in these buildings, see what these water-cleanup professionals have to say below.

Common Causes for Water Damage in High-Rises

Devastating acts of nature like hurricanes are sometimes the cause of high-rise water damage, but they are not the only source. Reasons for damage can include:

  • Water Tank Rupture: A high-rise may have the water tank on its roof to use gravity to help water flow from the top floor to the bottom through pipes. If the tank sustains damage, the excess water can seep into the top floors of the high-rise.
  • HVAC Issues: If the building uses water chillers to cool rooms, the line could leak and spill water into the areas around the rupture. The leak may stay behind walls, creating additional problems like excessive mold growth.
  • Rain: Heavy rain can undoubtedly flood a bottom level, but it can also create roof problems. Most high-rises have flat roofs that can accumulate water. If too much rain pools on the surface instead of flowing down gutters and other drainages, the water can seep into the top floors and cause water damage.

Risk Factors for High-Rise Water Damage

Older buildings are among the primary causes of high-rise water damage, especially if the age exceeds 20 years. The plumbing and piping may wear down by this time, leaving more chances for flooding and leaks.

Ignoring maintenance schedules is also problematic and puts the building at risk. Systems and equipment must undergo regular testing to ensure that everything is fully operational. According to Reshield, preventative maintenance like cleaning gutters, conducting inspections, and making repairs can reduce water damage.

How Water Restoration Companies Can Help

For severe water damage, you may need the help of a quality building-restoration service to handle water cleanup and structural repairs. They usually provide a residential and commercial cleaning service that goes above typical cleaning efforts to restore and sanitize a dwelling.

You may also need assistance from mold remediation companies for mold removal if your restoration company doesn’t offer the service. Mold growth can occur as early as 24 hours after a flood or leak, so these technicians will inspect the premises after flood cleanup and bring the fungal levels back down to pre-disaster levels.

Six Steps to Flushing Your Hot Water Heater

12/7/2020 (Permalink)

Flushing your hot water tank will take roughly an hour of your time. Doing this once or twice a year will save money on repairs, reduce your energy consumption and keep the water heater running at peak efficiency.

There are six steps to this process.

  1. Assemble Your Tools

Flushing a hot water heater requires:

  • A garden hose.
  • A flathead screwdriver.
  • A pump or 5 -gallon bucket if no drain is available.
  1. Shut off the Energy Supply
  • For gas heaters, shut off the flow of gas to the unit.
  • For electric heaters, turn off the appropriate circuit breaker.
  1. Prepare the Tank for Draining

Attach the hose to the drain valve of the water heater. The other end should go to a floor or shower drain at or below the level of the valve. If you don’t have a drain, determine a draining method that works for you. Be mindful that the water is very hot and can cause burns, damaging lawns and shrubbery.

  1. Drain the Tank

This is a three-step process. The goal here is to drain the tank and flush it with clean water.

  • Open the drain valve which allows tank water to flow out and fresh water to flow in.
  • After a few minutes, open a hot water faucet in the kitchen.
  • Finally, shut off the water. When empty, give the tank one last quick flush.
  1. Refill the Tank

Close the drain valve and open the water supply. Once the open water faucet shows a steady flow of water, shut it off.

  1. Turn on the Energy Supply

Reverse what you did in step 2 to shut off the power supply. For gas, confirm that the pilot light is lit.

Failure of Your Water Tank Is Inevitable

When your water heater fails with a flood, call the water damage remediation specialists at SERVPRO of Lakeway / Westlake. They have the skills and the equipment to perform your cleanup and quickly return things to normal.

Damage Restoration Company Highlights Flood Risks in the Lakeway, TX, Area

8/4/2020 (Permalink)

Here to Help

Summary: SERVPRO of Lakeway/Westlake explains flood zones and the importance of calling a trusted restoration specialist after a flood hits.

The technicians at SERVPRO of Lakeway/Westlake are flood damage restoration experts, which is important to a community that is no stranger to massive flooding. In 2007 and again in 2018, portions of Lakeway were underwater. Lake Travis was the culprit in both instances. With full capacity at 681 ft above sea level, the lake reached 710 feet, almost three stories above peak capacity.

The truth is everyone lives in an area that runs some risk of being flooded. The question is the level of risk: low, moderate, or high.  Flood zones are indicated in a community’s flood map. According to FEMA, each flood zone explains the risk of flooding for a designated area. The flood zones serve to determine insurance requirements and costs for property owners who have federal mortgage insurance.

Know the Property’s Flood Risk

To find a community’s flood map, visit the Flood Map Service Center and search using the property’s address. This vital information can guide homeowners as they determine if they need flood insurance.

Understand the Flood Zones

According to FEMA documentation, “Flood Zones are the land area that could be covered by the floodwaters. The Federal Emergency Management Agency has placed more than 20,000 communities in the United States into a category of flood zones.” The documentation provides the following information about the different risk levels of flood zones:

  • High Risk Flood Zones: In high-risk areas, there is at least a 1 in 4 chance of flooding during a 30-year mortgage. All home and business owners in these areas with mortgages from federally regulated or insured lenders are required to buy flood insurance. They are shown on the flood maps as zones labeled with the letters A or V.
  • Moderate to Low Risk Flood Zones: In moderate-to-low risk areas, the risk of being flooded is reduced but not completely removed. These areas submit over 20% of NFIP claims and receive one-third of disaster assistance for flooding. Flood insurance is not federally required in moderate-to-low areas, but it is recommended for all property owners and renters. They are shown on flood maps as zones labeled with the letters B, C, or X (or a shaded X).
  • Undetermined Flood Zones: No flood-hazard analysis has been conducted in these areas, but a flood risk still exists. Flood insurance rates reflect the uncertainty of the flood risk. These areas are labeled with the letter D on the flood maps.

Advice to Property Owners

Property owners in a high-risk flood zone are required to purchase flood insurance. Residences and businesses in moderate to low risk areas have a choice. The reduced risk means reduced premiums. Keep in mind that 20% of all claims were paid out to flood victims in the moderate to low risk flood zones. Consider the reality that five 100-year floods have swamped Central Texas over a five-year period extending from 2013 to 2018. Flood insurance might not be such a bad investment.

Reasons for Increased Flooding

According to FEMA, flooding is more prevalent in certain areas for several reasons:

  • Changes in weather patterns
  • Urban and suburban development
  • Urban drainage from streets, curbs, underground drains, and drain channels
  • Deforestation and reduction in vegetative covering, which affects the natural drainage system

Property owners in the flood plain of Lake Travis or who live in any high- to moderate-risk flood zone should keep a vigilant eye on the weather. Daily rainfall measuring several inches is well documented in the Austin area.

  • 3.40 April 06, 2019
  • 3.67 May 04, 2018
  • 5.08 August 26, 2017
  • 5.20 May 25, 2015
  • 4.22 October 13, 2013
  • 7.04 September 07, 2010

Daily rainfall in these amounts stresses both natural and man-made drainage systems. When urban drainage systems become overwhelmed, residents in neighborhoods in flood zones that have never flooded suddenly find their homes underwater. When that happens, call in water and storm damage experts.

Conclusion

SERVPRO of Lakeway/West Lake provides a rapid response to flooding and storm damage. When a storm hits an Austin home or business, help is needed immediately. A quick response time prevents secondary damage, which reduces restoration costs. The highly trained storm damage specialists are leaders in the storm and water damage industry. Austin Area Water Damage Company Resolves Water Damage Issues

5/29/2020 (Permalink)

Here to Help

Summary: SERVPRO of Lakeway/West Lake serves the greater Austin, TX area with highly trained, well-equipped water damage specialists.

For most people, the largest lifetime purchase is a home. All disasters cannot be prevented, but attention to detail may serve to minimize the damage, as the following scenario illustrates.

The homeowner, Chris, performed his due diligence when it came to chores around the house and home maintenance. From the manicured lawn to the sculpted shrubs to the neatly outlined flower beds, the yard was immaculate. Chris made sure to clean out the gutters, pressure wash the driveway, and repaint the fencing and latticework in the flower gardens.

Inside the home, Chris was just as diligent. He inspected the supply lines to the washing machine, tightened the vent connection to the clothes dryer, and repaired any leaking faucets. Several years earlier, his dishwasher had overflowed, causing extensive water damage, so he was wary of potential water leaks.

Chris gave particular attention to the HVAC system since he knew that the Texas heat can cause a well-maintained system to produce up to twenty gallons of water a day. Like clockwork, he changed the filters monthly so that they would not clog and waste energy.

The annual accumulation of mold, algae, and mildew on the coils and in the drip pan concerned Chris. Every year, he would clean the coils with coil cleaner and pour bleach into the drip pan and down the drainpipe. When he finished, the system looked clean and worked well.

Telltale Signs of a Leak

In late August, Chris and his family noticed a musty smell in the house, especially after they had been away for a week’s vacation. Also, there was streaking and sagging in the kitchen and on the hallway ceiling leading to the back door. The sheetrock in the hallway felt damp and soft in places, and the baseboards and flooring were moist and warping. Water was leaking from somewhere. The source had to be found and stopped quickly before any more damage could occur.

Since the visible water damage involved several rooms, Chris called a local water damage specialist for assistance. An emergency call brought a highly-trained, well-equipped professional to the scene. Relying on advanced technology and years of experience, the technician traced the leak to the HVAC system. However, a visual inspection of the coils, drip pan, and drainpipe turned up nothing at the unit other than a small amount of moisture around the unit’s base. The water damage specialist urged Chris to consult an HVAC technician.

The Problem Solved

The HVAC technician asked a few questions and arrived at the answer. Chris had been using bleach and other chemicals to clean the drip pan, drain pipe, and coils. While he meant well, the chemicals had damaged the drain pan in areas that the average homeowner would not be able to see without dismantling part of the HVAC system. The bleach had degraded the ABS pipe and PVC drainpipe, which resulted in a cascade of leaks. It had been several years since a trained and experienced HVAC specialist had inspected the unit, even though Chris had been performing regular maintenance.

Solutions that Work

The HVAC specialist was able to install a makeshift solution to handle the moisture from the unit so the water damage specialists could begin the restoration process. The series of small leaks had added up to a large problem. The condensate drain system needed repairs, and continuous moisture created an environment that fostered mold growth. Insulation needed to be replaced. Sheetrock, baseboards, and flooring needed repair, restoration, or replacement. The project required many hands, much equipment, and great expense.

The SERVPRO Water Damage Solution

The core of the SERVPRO service palate is water damage restoration. Every water damage situation is different and requires a unique solution, but the general process stays the same. The steps listed below illustrate the process for the typical water damage emergency.

Water Damage and Wood Floors

Water Damage and Wood Floors

Something as simple as a gallon of water spilled on hardwood floors can ruin the flooring, start mold growth, and cause the wood to buckle.   Whether it be a slow leak from a sink, an overflowed toilet from above, or a broken refrigerator line, water causes warping and can trigger mold and mildew growth that can ruin wood. Major flooding can cause wall and foundation problems that must be addressed, but the first step in mitigating the damage done by water to a building -- including its wood floors -- is to gently but quickly ventilate and dry materials.

SERVPRO® of West Austin / Lakeway uses commercial-grade machines that extract the water from the wood flooring with a powerful force.  If we are called immediately following a water damage event, there is a good possibility we can save your wood floors from buckling using the high-powered water extractors.  More about Water Damage Restoration

2 Outside Projects to do in Order to Avoid Water Damage

2 Outside Projects to do in Order to Avoid Water Damage

  1. Be careful where you plant

Some plants and trees, like weeping willows, have pretty invasive roots. If you’re not careful, they’ll grow right into your sprinkler system, drainage field, pipes, and septic tanks. Plan before you plant to keep roots away from any water lines.

  1. Clean out roof gutters

You know it’s on your to-do list anyway, so if you can, take a safe climb up to your roof next Sunday and check out your gutters. If you’re seeing lots of leaves, birds’ nests, sticks, and whatnot up there, your gutters may not be doing the job you hired them for. And on a rainy day, a clogged gutter can send water spilling into your home’s foundation, through the roof, or down to your basement. That could cause some serious water damage! So next time you’re doing some seasonal cleaning, make sure those gutters are clean. And if your gutters are too high, be safe and get a professional to check them.

Grease and Your Kitchen Sink

6/13/2019 (Permalink)

Grease and Your Kitchen Sink

Never pour grease down your sink. You’ve probably heard this before, but you should definitely avoid pouring grease down your kitchen sink. It doesn’t matter if you flush it with hot or cold water. It can still congeal and cling to your pipes, and could still cause some serious damage and blockage.

Some people use detergent to break up grease before pouring it down the drain…and that may help sometimes. But there’s no guarantee that it’ll keep the grease from sticking to your pipes, so why take the risk?

The safest thing to do is just to pour your grease in an empty can, and either let it sit or put it in the refrigerator. Once it hardens you can toss it in the trash and get rid of it. Done and done.

Pipe leaks from clogged pipes can cause water damage to your home as well as mold damage if the water damage is not soon addressed.

Causes of Refrigerator Leaks

Causes of Refrigerator Leaks

Maybe your water alarm alerted you, maybe you see a puddle or some dripping, or maybe you see some signs of water damage (corrosion, water stains, etc.). Once you’ve discovered a leak, consider the possible causes.

Blocked defroster. A blocked defroster can stop defrost-cycle water from draining properly. Try clearing out the small drain by pouring hot water into it. Remove any debris with a pipe cleaner.

Drain pan. Sometimes the drain pan itself can leak. Check for cracks.

Filter. Refrigerators with filters can leak if the filter is the wrong size or not installed properly.

Water line. This is potentially the most problematic. Refrigerators with ice makers or water dispensers have water lines running between the main water supply and the back of the fridge. Feel to see if the water line is wet or dripping. Cracked hoses and loose connections are often the culprit.

Refrigerator leaks can damage the flooring and cabinets in your kitchen.  If you experience a refrigerator leak, please contact SERVPRO of West Austin and Lakeway right away to treat and help to prevent any further damage.
